WATER PUMPS

When diagnosing a pump problem, these are a few things we typically look for: 

     –Water pump humming and hot but producing no water
     –Water pump running and hot but producing no water
     –Water pump is making no noise and is cold
     –Water pump is noisy
     –Water pump is rusty
     –Leaks around the water pump
     –Tripped circuit breaker
     –Water pump is hot
     –Pipes are leaking or are popped out of pump
     –Pressure Switch (the small box that transfers power to the pump)

CAUTION: DO NOT DIRECTLY TOUCH THE WATER PUMP. IT CAN BE HOT ENOUGH TO CAUSE SEVERE BURNS!

Pitcher Pump

WATER TANK ISSUES

Water tanks go by many names such as pressure tank, water storage tank, bladder tank, diaphragm tank, pillow tank, and booster tank. No matter the what you call it, it can wreak havoc on a water system when it is not in correct working order. Your water tank is designed to hold water, equalize pressure, keep water and air separated (which if not separated can cause bacteria), and keep the pump from cycling (going on and off). You may not know but most pump failures come from cycling. The common problems with tanks are improper air pressure, broken bladder, wrong sized tank, and surface rust.

PROPERLY SIZED WATER TANKS

If your sprinkler system or hose bibs are the only things your pump is running, a smaller tank is recommended. In some cases, we can remove the tank and install a demand system. The proper sizing of your irrigation water tank is important for its proper functioning and longevity. If your system is setup to run irrigation and a household or you just have a big family, a larger tank is recommended.

SURFACE RUST

Surface rust is a major cause for tank failures, along with debris around the base, weather exposure and paint deterioration.  We generally install tanks with epoxy paint to lessen their effects.

YOU SHOULD INSPECT YOUR WATER TANK ANNUALLY

Like a bicycle tire, the tank losses air over time.  It needs to be checked yearly. The broken bladder comes from low air pressure for extended length of time or a poorly manufactured tank.
